Preliminary Ecological Appraisal (PEA)

A Preliminary Ecological Appraisal (PEA) is a Phase 1 survey undertaken early in development to assess a site's ecological value and potential for protected species, and to identify any further surveys needed to inform planning and ensure environmental compliance.

Why are PEAs carried out?

PEAs are used to inform planning decisions by identifying ecological constraints early in a project. They help reduce delays by highlighting potential issues, guiding design layout, and determining whether further specialist surveys or mitigation measures are required.

When do I need to have a PEA?

Phase 1 surveys can be undertaken year-round, but are best undertaken in spring or summer. They should be commissioned early in the planning process to allow time for any further seasonal protected species surveys that may be required.
